l am renting a room in my house. l made it clear from the beginning that there shall be no overnight guests, and if you have guests coming over keep it occasional. no noise and places that are shared should be kept clean. she has her own bathroom.
But now l find that this person brings her boyfriend in every day and he stays till 3 or 4 am in the morning. On many occasions l found that the back door was left open(not locked) and many times it not even closed properly. She does that when she comes in at night too. And she is now having her boyfriend park elsewhere and then sneak into the house so l wouldnt know- l feel very uncomfortable with this situation. She also gets her friend/s over when l am not there.The one good thing is that they keep to their room. But it is like he is living there also. l am very close to evicting her.Please share any experiences you've had as this is my first time renting a room and l do not know if l am being too restrictive.. please help!

l rented a room out this summer & while it started off okay, it turned into a disaster. It is very important to be up front about what u r looking for, interview the person, check references, etc. When a person ''rents a room'' they r not necessarily renting full house rights, but the rent price should reflect that. If this is a roommate arrangement (i.e. person paying half the bills, half or close to half the mortgage, etc.) u may have to allow more leniency. Leaving the backdoor open & frequent, disruptive overnight guests is definitely not cool in either scenario. Peace of mind is likely worth more than the money she is bringing in.

Hence, based on my prior experiences, l have decided not to do it again, & l got a part-time job instead (to help with bills). l wish u the best as u hash this out. These things r never easy.

Firstly, u have to tell her that it is not safe to leave the back door open( first hint too).
Second, if she only bring her only boyfriend to ur house then u can find an opportunity to ask her to introduce him to u as l think it is courtesy for her to do that.
As a tenent, it is her duty to make the owner feel that she is reliable & honest as far as staying together. If not, l think it is better to terminate the tenency earlier in order to prevent unhappiness happen in future.

this is why l would not rent a room in my home out. if u do so, it had better be someone that u can trust implicitly. if not, u basically have a stranger that will be free to roam ur common areas at will when u r not there. do u want to deal with that? u r certainly not being restrictive if the rules that u stated were spelled out in writing & she signed it. l think that u might be better served evicting her, as she is in breach of contract as far as the boyfriend is concerned. hopefully, she or the boyfriend do not wreck ur home. next time, do not do it.

No u r not being too restrictive, u told her up front no over night guests, & while she is trying to stick to that rule [having him only stay until 3am] it is not good enough for u & is making u feel uncomfortable. You have every right to dictate the rules & if she cannot abide by them then out they go.

My suggestion is u sit down & speak with her, tell her she is been leaving the doors unlocked & that makes u very uneasy, that u know her boyfriend is staying till 4 am & that is not acceptable because he is waking u up when he leaves & also she might think it is not considered ''staying overnight'' but really it is. Tell her u r not comfortable with him sleeping over till 4 am & it is not acceptable. If she has a problem then tell her u have 30 days to find a new place to live.

l had the same rule when l rented out a room, no over night guests unless they r family. l rented to one girl & she traveled a lot during the week so l only saw her on weekends, she never had anyone over [did not know anyone in the area] & did not like if l had anyone stay over so l would arrange for them to stay when l knew she was out of town for the weekend & it worked out fine. My other roommates were men & they were fine with the rules choosing instead to stay out at their girlfriends home so l did not have that issue. Try renting to males they r a lot more respectful than female roommates.
