I am divorce mother of three & wanna to rent my basement for wonderful family,andwomen is pregnant.l need financial help & also to help this family.But I am confusing should l rent my place or not?What l shouldexpect after when she will have a baby?Does she will be havelegally right to get to my property in the future? If it is can happen then l can loose my house? Any suggestion Thx

First u need to make sure u can legally rent the basement. In most cases u can not, because of the fire hazard.

A renter never has any legal claim to ur property, but u may have a hard time getting her out.

As the rent u collect is income this might not be as profitable as u might think, unless ur state has no income tax. If ur state does not u just pay federal income tax.

The other thing to consider is that u r exposing ur children to not only this family, but all of their family & friends as well. l have 3 kids too & l would not be comfortable with people l do not know having access to my children.

Renting to some one gives them no right to legally get ur property later.
It may be illegal to rent ur basement, it may not meet local codes & ordinances. It may not have two entrances/exits.
Having a short term lease might be a good idea, maybe 3 or 6 months as it is ur first time renting. Get one at any stationery store & fill it in.
Think about shared use of space. Will u give her right to use washer/dryer? Will u be paying all utilities, because they r not separated? Is there a kitchen in basement, & a bathroom?

In all likelihood, it is not legal to rent out your basement.
