l have a house to let, and a friend of mine is intersted in renting it out.she wants to move in with her 2 cousins and her sister, so l have told her £800 per month with bills included.is this a reasonable price for a 3 bedroomed house?
or alternativly, £600 without bills included.
inccidently, both prices cover my mortgage payments so either would be acceptable to me.
so my question, are these prices reasonable?

I'd say yes. I'd raise it two hundred to make a profit but that is me.

In Boston that would be for a steal. But in other areas it may be expensive. As long as you cover your mortgage payment (and utilities) and you are happy, then go for it.

If possible put a little extra into reserves (savings) just in case anything goes wrong, such as plumbing.

Charge enough rent to cover your own expenses and make them pay their own utility bills. When a landlord pays those bills tenants do not care about how much they use and do not even try to conserve and the bills will be high
