We just got our lease for review today. In the lease, it states we must carry, in addition to renter is insurance, an liability package (300k personal, 300k physical). This is also in addition to the landlord is insurance.

The landlord is agent keeps repeating that ''it is standard but l have never seen this in a lease before. In fact, it is not in our ''standard'' lease that we use as landlords. We have a landlord insurance package that covers $500k liability for our tenants, and l think that is required by law.

I am fairly sure this landlord is very ''hands off'' and has not even seen the lease yet. And l am having serious doubts about the mental capacity of this agent, she seems very flaky and out of it.

We live in CT, if that makes a difference. l am going to ask another agent l know, but l wanted to get a consensus.
If you can give me an idea of cost, that would be really helpful! Since we are already putting out $ for renters plus landlord for our property, the unexpected expense is troubling me. Thanks!

This probably varies from location to location. I've never seen one ask for more than $100,000 but l think $300,000 is a good idea and the cost is very little more.

Both parties to a contract (which is all a lease agreement is) can put in or take out any clauses they want, as long as the other party agrees to the change. You can always try to bargain before u sign. Once u sign, u have agreed to whatever is in the contract (lease), & the other party can hold u to the agreement. That is why u never never never sign before u have read the whole contract & understand everything in it & all the requirements for all parties. And, if it is not written, it is not part of the agreement - nothing verbal carries any weight in court.

l would be very lerry of any contract l was rushed to sign. (When l went to sign a lease one time, it stipulated no pets. After agreeing to an extra damage deposit, l got the management company to delete the no-pets clause).
